I lived comfortably without any major issues, and the space is very large and convenient for a single occupant. I am moving out on March 28, 2025, due to marriage, so I am listing the property. The gross area is 25 pyeong, and the actual living space is over 10 pyeong. The wardrobe room can fit the largest hanger and a vanity while still having space for two adults to lie down. The bedroom can accommodate a queen-size bed with a bed frame, two 50cm bedside tables, and a 1200mm computer desk. The living room has space for a 300L refrigerator and an extra-large drying rack, with room left over. The kitchen is larger than a typical small studio and has a gas stove, making cooking convenient. It also has a ventilation hood. Windows: Bedroom (large room), Wardrobe Room (small room), Living Room, Kitchen, Bathroom. The ventilation is good, and all windows have security bars. Last summer, the landlord repainted the stairs and balcony and personally applied waterproof coating to the rooftop. The landlord, a former painting contractor, personally handles most maintenance issues related to the house. ### Advantages: 1. **Convenient Location** (1) 5-8 minutes on foot to the Complex Terminal (5 minutes without traffic lights) (2) 3-4 minutes on foot to Korea Hospital (3) 3-5 minutes by car to Daejeon IC 2. **Quiet Neighborhood** (Surrounded by residential houses and studios, no restaurants or bars nearby) 3. **No Maintenance Fee** (Most rentals charge 30,000-50,000 KRW for maintenance) 4. **Spacious for the Price** (A two-room unit, ideal for those with many clothes, providing ample space for a single occupant) 5. **Great Value for Money** (Security deposit and rent are significantly cheaper than similar listings) 6. **No Landlord Interference** (The 1st-floor tenant is not the landlord but an elderly woman living with her grandchildren) 7. **Parking for Two Cars** (Not an official parking lot, but two cars can park near the building; usually, 80% of the time, the spaces are available, and even if occupied, parking is available within a one-minute walk) 8. **Boiler Room Storage** (For those with many belongings, there is a storage space approximately 1.5m wide and over 15m long) 9. **Balcony/Terrace** (Allows for outdoor drying of laundry, placement of recycling bins, and a smoking area right outside the door) 10. **Weather Protection** (A canopy prevents rain and snow from wetting items left outside, except in strong typhoons) 11. **Waterproofed Roof** (Although rooftop units can be prone to leaks, the landlord applied waterproof coating in 2024) 12. **No Noise from Upstairs** (Since it's the top floor) ### Disadvantages: 1. **Steep Stairs to the 2nd Floor** (Requires caution, but I never fell or got injured in three years) 2. **Low Ceiling in the Bathroom** (Originally an attic space converted into a bathroom; ceiling height is about 185cm, and at 178cm, I found it slightly inconvenient but manageable given the low rent) 3. **Temperature Extremes** (Being a rooftop unit, it gets hot in summer and cold in winter. However, even with full air conditioning use in summer, electricity costs 40,000-60,000 KRW, and in winter, using a radiator along with the gas heater costs 100,000-150,000 KRW for gas and 40,000-60,000 KRW for electricity. Since there is no maintenance fee, I considered this an acceptable trade-off.) 4. **Older Building** (Built in the mid-1980s) --> Due to the slightly inconvenient bathroom and stairs, the landlord has priced it 50,000-70,000 KRW lower than similar rentals, making it a great deal. All rental properties have pros and cons, so please consider carefully before deciding. Move-in date: I will vacate on March 28, 2025, and the landlord will replace the wallpaper and flooring. You can move in after that, likely by April 7 at the latest, but this should be confirmed with the landlord. Also, since it is an older house, you might worry about cockroaches, but there are none. I plan to sell the remaining appliances and furniture on a second-hand marketplace. Items for sale: Samick Furniture Queen Bed Frame (original price 700,000 KRW), 1200mm Computer Desk, 300L Refrigerator, Vanity, Microwave Stand, Microwave, Hanger, Shoe Cabinet, Rice Cooker, etc. Since the rental has limited included appliances, I can sell these items at a lower price than the second-hand market for those who need them. ### Maintenance Costs Over Three Years: - Toilet seat replacement (8,000-9,000 KRW from Coupang) - Bathroom LED light replacement (3,000 KRW a year ago) That’s all!
