The current tenant (moving in November 2024) is still residing, so I am only uploading previous photos. Near Incheon City Hall Hillstate Triple station area: Seokbawi Market Station + Incheon City Hall Station + Ganseok Station This is a newly built 5-story villa from 2015, and only our unit has an exclusive, extra-large terrace. Paid an additional 30 million KRW as a move-in premium. There’s no need to explain the location further—there are no newly built villas in this area at all. Due to skyrocketing construction material costs, builders aren’t constructing new ones. If you check the surrounding area, you’ll see that there are no villas with this level of interior condition or high-end exterior finishes. When taking in a new tenant in November, I completely renovated the master and small rooms, adding extra insulation with foam, and re-wallpapered the entire living room with silk wallpaper. The external terrace is officially registered on the deed and has a usable area of 12 pyeong, making it as large as a typical two-room apartment. Originally, I installed decking and built a safety railing with treated wood because of my dog. The decking has since been removed. The terrace originally had tiles, but I had waterproofing work done, so it now has a gray-toned finish. For a villa, the insulation is excellent. I run the air conditioner 24/7 from March to October (since my dog has a lot of fur and is sensitive to heat), and the electricity bill is less than 60,000 KRW. I also run three refrigerators. In winter, I wear short sleeves indoors, and the gas bill ranges from 30,000 to 60,000 KRW. The villa is strictly managed—if you don’t properly separate and dispose of trash, CCTV footage is checked in the group chat, and you’ll get scolded. So, proper waste disposal is a must. Because of this, this is the cleanest and best-managed villa in the area. It takes 7 minutes to walk from the subway station to the house at a woman’s walking pace. The streets are not secluded, making it very quiet and safe. (Currently occupied by a woman in her early 30s living alone on a lease.) The house has 3 rooms and 1 bathroom. A large enclosed veranda is connected to the small room, providing ample storage space even with a lot of belongings. Our veranda is larger than the one in a 34-pyeong apartment. There is also a door from the external terrace leading to the enclosed veranda, making movement convenient, and laundry dries quickly. Hot and cold water are available on the external terrace, making cleaning easy. This area is undergoing significant redevelopment. A Hillstate complex was recently built right in front, and property prices are high due to the GTX development at Incheon City Hall Station. Hillstate doesn’t build just anywhere, so the location is top-notch. I originally planned to sell in 2021, but I grew attached to the house and couldn’t let it go. At that time, the asking price was 230 million KRW, and over 60 people came to view the house in a single week—it was overwhelming. If you’re not serious about buying, please don’t waste time just touring the house. Only those with genuine purchase intent should inquire. The reason I leased the house at such a low price is simply because I have a soft heart. A young woman who had been scammed in a rental fraud case came to see the house, and I felt bad for her. She said her maximum loan limit was 100 million KRW, so I agreed to that. The house is not cheap because it’s bad. Also, I want to make it clear—please don’t suddenly ask for a further discount because you only have 10 million KRW, or ask me about loan options (I’m not a bank). Your loan amount and interest rate depend on your credit score and salary, so please check that yourself. One person even insisted that I not show the house to anyone else because they were certain they wanted to buy it, only to later back out, saying a smaller, terrace-less unit next door sold for 170 million KRW and they wanted the same price. Then they admitted they simply didn’t have enough money. Why do people do this? I will block unreasonable inquiries. I’ve been exhausted dealing with people and don’t want to waste time. If you are genuinely interested, we can schedule a viewing. The current tenant has agreed to show the house. I leased it at a low price and even spent money renovating the rooms, tearing down walls, and re-wallpapering everything to ensure a comfortable living environment. For reference, my hobbies were changing interior furniture and growing plants, so the house photos may look cluttered. However, everything has been cleared out now, and the house is in a clean state—just focus on the layout. A large park is within walking distance, and various government offices, supermarkets, and daycare centers are nearby. Elementary, middle, and high schools are all within a 5-minute walk. A supermarket right in front of the house sells fresh meat and produce at low prices and is open until midnight. There are too many convenience stores to list. - Walls were torn down and extra insulation foam was added, then re-wallpapered. - The master bedroom was newly renovated with fresh white wallpaper. - The small room connected to the enclosed veranda was also renovated and re-wallpapered. - The enclosed veranda connects to both the small room and the external terrace, with two doors. - I am meticulous about cleanliness—there is no mold or condensation, and I even left the window plastic coverings intact. - The terrace floor underwent a full waterproofing renovation. - The left side in the photos is the entrance to the enclosed veranda, with a door installed. - This is not an illegal structure—it is officially registered on the deed. - The usable area is 12 pyeong, making it great for raising pets, urban gardening, or growing potted plants. - You can also grill meat, set up a tent, and enjoy clams outdoors. - The kitchen is exceptionally well-designed for a villa, with a D-shaped layout providing ample storage. - The ventilation fan was originally cheap, so I replaced it with a better one. - I am meticulous about cleanliness—I even left the plastic coverings on until recently. - The kitchen has an island counter, making it very convenient for daily use. - The flooring is white reinforced laminate. - If you have pets, I recommend using floor mats. - The small room connected to the enclosed veranda—I used it as a dressing room. - The wallpaper and renovations were all newly done. - I didn’t use a cheap local service—I hired a bio-company founded by microbiology PhD holders to fully disinfect and sterilize the house. It was expensive, but I recommend them. - Everything was torn down and newly renovated. - The terrace floor before waterproofing, when it still had decking. - In winter evenings, it creates a cozy atmosphere. - The villa is not cramped with adjacent buildings—it faces a public parking lot, so there are no privacy issues or blocked views. - The open space provides a refreshing feel. - Sometimes, I sit on the terrace with a parasol, have a beer, and just enjoy the sky. - The parasol in the photo is for 8 people. The terrace is so large that it looks small in comparison. - Even with a refrigerator and a commercial meat freezer, there’s still plenty of space. - If you have a lot of small items, you can get an IKEA storage unit. - Even if you’re into camping, everything should fit in the enclosed veranda. - Decorate the terrace however you like.
