DS Valerotel (41 Manhae-ro, Siheung-si, Gyeonggi-do) 2nd floor, Room 209. Good accessibility to Siheung Industrial Complex/Ansan Industrial Complex. Ideal for students of Korea Polytechnic University and Gyeonggi University of Science and Technology, with a distance of 1km to 1.5km. Close to Siheung General Terminal, Siheung CGV, Siheung Oriental Medicine Hospital, and Siheung Central Library (within 1.5–2km). Nearby Pyeongan Park. A Korean restaurant on the 1st floor offers a variety of stews, stir-fried pork, soup rice, and grilled pork belly, making it convenient for office workers to have dinner and for weekend meals. Having tried many Korean restaurants, this place offers decent meals for around 8,000 KRW. A buffet restaurant is on the 2nd floor, offering affordable yet tasty meals for around 7,000 KRW. Additionally, the 1st floor has a GS convenience store, a bakery, and a coffee shop, while the 2nd floor has a self-service unmanned café and a small fast-food dining area for 1–2 people. A building manager ensures a quiet and well-maintained environment. Despite the number of residents, there is ample parking space, with parking available up to the 4th basement floor, ensuring availability even late at night. One downside is the lack of a large supermarket (such as Homeplus or Lotte Mart) within walking distance. However, if you have a car, they are about 3km away, which is not too far. The biggest advantage is that, unlike other officetel rentals where additional expenses and maintenance fees can be a concern, this unit has individual electric heating (without city gas) even in winter, keeping the total maintenance fee in the early 100,000 KRW range with no extra costs. Internet/TV fees, which usually cost around 20,000 KRW per month, are free for this unit because the 2nd floor is managed by a corporation. I am unsure about other floors. One crucial point! This unit was remodeled about a year ago. The building was built in 2015, but only the 2nd and 3rd floors have been remodeled, while other floors have not. The bathroom is clean, and the walls have been newly wallpapered in white. Overall, the unit is in excellent condition. (Other listings may also be available for 500/35, but be sure to check whether they have been remodeled and if internet is included.) Feel free to contact me anytime to view the unit. I am scheduled to be transferred to the Seoul headquarters, so I will vacate the unit by April 5, 2025. Until then, I will still be using the space occasionally. Move-in is possible from April 5 or later, depending on your preferred date. 🔹 If you coordinate the move-in date well, I will cover the brokerage fee.
